Grubb Properties Unveils New Plans for Park at Perimeter Center

Charlotte-based developer seeking to add jobs, greenspace, renters and retail to current underutilized parking lot

ATLANTA (June 23, 2022) – Grubb Properties (Grubb) today announces its plan to formally submit their application to rezone the Park at Perimeter Center East, a 19.4-acre site in Atlanta’s Central Perimeter, to allow for a 90,000-square-foot skilled nursing facility and 360 multifamily units of essential housing geared toward first-time renters and urban professionals. The centerpiece of the project is a 2-acre-park and a multi-use trail connecting the site to the Georgetown neighborhood and Perimeter Mall. Additionally, Grubb is seeking 13,000 square feet of outdoor dining and retail space and 250 age-restricted multifamily units. The proposed plan is a reduction in overall density, as the existing site had previously been approved for 900 units of multifamily residential and a new 500,000 square foot office building. Grubb plans to submit their rezoning application in mid-July.

The mixed-use site currently houses vacant parking lots and mid-rise buildings. A rezoning for Perimeter Center East was approved in 2018, but given shifting market needs and the impact of COVID-19, plans for the project were recently reevaluated by Grubb. The current proposal seeks the City’s approval of a revised site plan and conditions of approval, along with specific approval of the nursing facility and essential housing. The updated plan includes 360 multifamily units from Grubb’s signature Link Apartments℠ brand, ranging from 400 to 1,100 square feet with a mix of studios, junior one bedrooms and one-bedroom units, all of which are less than 600 square feet. Additionally, the two proposed retail buildings are designed to improve the sense of place, a staple of the Link Apartments℠ Brand.

Designed with innovation, sustainability and connection in mind, Link Apartments℠ communities can be found around the country and throughout the southeast, including Link Apartments℠ Grant Park in Atlanta, and the future Link Apartments℠ Lake Park in Smyrna, Georgia. At Park at Perimeter Center East, Grubb is partnering with ProMedica, a nonprofit healthcare system, to bring a 90,000-square-foot skilled nursing and rehabilitation facility, which will employ up to 300 people.

Park at Perimeter Center East is located near Ashford Dunwoody Road, I-185 and key destinations and economic drivers in Dunwoody, such as Perimeter Mall, Sandy Springs MARTA Station, a number of hotels and premier shopping and dining options. In partnership with one of the world’s top bicycle design and planning companies, Copenhagenize, Grubb is designing a key trail that goes through the development and connects to Perimeter Mall. Grubb will maintain its commitment to evenly share the cost of the design and construction of the path with the City of Dunwoody. By activating the existing parking lots at Park at Perimeter Center East, Grubb will minimize the overall amount of surface parking, and the city gains a 2-acre park.
