Corporate responsibility has been the heart of Grubb Properties since our founding more than 60 years ago. Today, we focus on putting our values into action and formalizing how we measure, track and report on our progress.
We utilize a variety of metrics to benchmark the bottom-line impact of our efforts and to quantify the difference we are making in our communities. To maximize the impact of our strategy, we have aligned our initiatives with the UN Sustainable Development Goals (SDGs) framework.
We believe the long-term success of our company and our essential housing strategy depends on strong corporate governance and effective risk management.
Grubb Properties has committed to moving towards net zero in our Scope 1 and 2 emissions by 2050, in accordance with science-based targets. A net-zero emissions target is defined as achieving a balance between the amount of greenhouse gases emitted versus the amount sequestered or removed.
A total of 38% of our 2024 portfolio has earned green building certifications from NGBS, LEED, and others. Our goal is to have 100% green certification across our portfolio.
Our residents averaged 14% less energy usage and spending in their units than at comparable properties in their respective submarkets.*
92 out of 100 is our 2024 GRESB Development Benchmark, ranking us 1st in our predefined peer group and above the global GRESB average.

Our goal is to provide essential housing, including through our national brand Link Apartments℠, in markets where it is needed. Our award-winning* property management teams prioritize resident service and satisfaction, and we encourage long-term residency by capping rent increases for residents of more than 5 years.

Our new developments pursue certifications such as LEED (Leadership in Energy and Environmental Design), NGBS (National Green Building Standard), and ENERGY STAR. We measure building energy, water, waste, and emissions within our control and are identifying long-term reduction targets.
We are governed by a majority-external board of managers. We undergo regular System and Organization Control audits and regularly disclose our strategy and performance to investors.
We are dedicated to improving the communities we enter by creating walkable design and connectivity with surrounding areas. We design communities that encourage alternative transportation options, and are the first private developer in North America to enlist Copenhagenize to design innovative bicycle- and pedestrian-focused infrastructure at some of our communities.
We collect information from companies in our supply chain to understand their priorities and their responses to ESG risks.
We work closely with residents, neighborhood members, and local governments to foster beneficial growth in the communities we join or help to create. In all our locations, we aim to be a connected, caring, and contributing neighbor. Through our Grubb Giving Project, we support Habitat for Humanity home builds each year in markets where we operate.
We annually prepare a report showing how we measure, track and record our progress on these priorities.
