Opening Soon: CYKEL Apartments Construction Update

CYKEL Apartments, a new bike- and alternative transportation-focused development, is speeding toward a 2024 finish line in Charlotte, NC.

With the foundation laid, CYKEL has started to move skyward, with steel and lumber framing initiated and the masonry elevator shaft and stair towers completed. The team has also contracted with Gokotta, a Charlotte-based art consulting firm, to secure an artist for the building. The team is looking into obtaining Fitwel and National Green Building Standard (NGBS) certification goals to further reinforce the healthy living environment.

Located in the Seversville neighborhood, the 104-unit CYKEL Apartments will be a transformative project for Charlotte. The development will offer innovative solutions to address both environmental concerns and the city’s shortage of essential housing. Half of the units will meet affordability standards for residents earning below 80% of area median income. Not including parking allows Grubb to build below-market-rate units without any public subsidy.

CYKEL will encourage and enable a car-free lifestyle through a biking-forward design that includes a ground-floor cycle center. The location, next to the Stewart Creek Greenway, bus route, and streetcar line, and one mile from uptown Charlotte, also encourages alternative forms of transportation.

Grubb Properties worked for months with residents, city staff, and elected officials to gain approval for the rezoning. The company also consulted with the local biking community and architect Cluck Design to help design the project and its amenities. 

 

The innovation behind CYKEL has been well recognized. In 2022, CYKEL won Sustain Charlotte’s Inspiring Building Project award, and Bloomberg CityLab recently featured the development in an article about bike-free communities in unexpected places. In addition, the project was featured in Paved Paradise: How Parking Explains the World, a new book examining how parking has shaped development by author Henry Grabar. 

CYKEL Apartments is part of Grubb Properties’ Qualified Opportunity Zone program (now the Link Apartments Opportunity Zone REIT).
