Link Apartments℠ 8 Carlisle is Built for What Comes Next in Evolving FiDi Neighborhood

September 17, 2026

As Link Apartments℠ 8 Carlisle continues to take shape, the Financial District (FiDi) is becoming one of New York City’s most sought-after live-work neighborhoods.

New York City remains the most constrained apartment market in the country, and FiDi appeals to renters looking to have the round-the-clock urban living experience while making their rent dollar go further.

Located on the southern tip of Lower Manhattan, FiDi is home to landmarks including Wall Street and the New York Stock Exchange that sit alongside soaring modern office towers whose tenants include the world’s largest financial, technology, and professional services firms. The area is one of the best-connected in the city, with access to 13 subway lines as well as the PATH rail system and ferry services.

That convenience comes paired with waterfront parks along the Hudson and East Rivers and more than 1,000 shops and restaurants. And that number is growing – more than two dozen dining, entertainment, and shopping options opened in FiDi in the second quarter of 2026 alone, according to the Alliance for Downtown New York.

What once was a place that people left at the end of the workday now is one of New York City’s hottest neighborhoods, where people work, live, eat and unwind around the clock.

“FiDi has an energy and momentum that speaks to how much it has evolved and where it’s headed,” said Clay Grubb, CEO of Grubb Properties. “We believe more renters will continue to choose this vibrant live-work neighborhood as the place they call home, and we see a compelling opportunity to invest in its continued growth with our Link Apartments℠ 8 Carlisle community, set to open in the second half of 2027.”

Consider the following:
  1. FiDi took the no. 1 spot on StreetEasy’s annual “Neighborhoods to Watch” report in 2026. FiDi also posted the biggest year-over-year jump in searches for housing of any neighborhood in New York City.
  2. In 2025, Lower Manhattan’s residential population surpassed 70,000 for the first time, partly reflecting FiDi’s growth in resident population as it transforms into a truly mixed-use neighborhood.
  3. Technology workers are a likely driver of interest and population growth in FiDi. According to real estate firm CBRE, New York City surpassed San Francisco as the largest hub of tech talent in the country – and the rise of artificial intelligence is a key factor in the boom. The number of tech workers based in the New York metro area was 394,300 in 2025 – an increase of 30,640 jobs, or 8.4%, compared to three years ago, CBRE’s research showed.
  4. Roughly 281,000 employees work in Lower Manhattan (230,000 private sector employees) as of June 30, 2026. The average private-sector wage was $199,487, according to the Alliance for Downtown New York.
  5. FiDi and Lower Manhattan are poised to benefit from what the Downtown Alliance dubs the “Brain Gain,” describing the nearly one million young college graduates that now live within a 30-minute commute of Lower Manhattan.

Taken together, these developments point to a structural shift that establishes FiDi as one of New York City’s most in-demand places to live. We believe Link Apartments℠ 8 Carlisle will arrive at the right moment in that evolution.
